Garden Room Size Limits Under Permitted Development

Most garden rooms in the UK can be built without planning permission, thanks to Permitted Development (PD) rights. However, there are a few key size restrictions you’ll need to follow:

1. Maximum Height

Flat roof: Maximum of 2.5 metres (to the top of the structure) if it’s within 2 metres of a boundary.
Pitched roof: Can go up to 4 metres in total height, with eaves no higher than 2.5 metres, provided it’s more than 2 metres from any boundary.

2. Total Size / Footprint

The garden room must not cover more than 50% of the total area of land around your original house. This includes all outbuildings and extensions.

3. Placement

The garden room must be behind the front wall of your home.
It cannot be used as a self-contained living accommodation (e.g. a permanent annexe) without planning permission.

Do You Need Building Regulations?

Building Regulations typically don’t apply to garden rooms under 15m² in size that don’t include sleeping accommodation. But if your room is:
