Garden Room Size Limits Under Permitted Development

Most garden rooms in the UK can be built without planning permission, thanks to Permitted Development (PD) rights. However, there are a few key size restrictions you’ll need to follow:

1. Maximum Height

  • Flat roof: Maximum of 2.5 metres (to the top of the structure) if it’s within 2 metres of a boundary.
  • Pitched roof: Can go up to 4 metres in total height, with eaves no higher than 2.5 metres, provided it’s more than 2 metres from any boundary.

2. Total Size / Footprint

  • The garden room must not cover more than 50% of the total area of land around your original house. This includes all outbuildings and extensions.

3. Placement

  • The garden room must be behind the front wall of your home.
  • It cannot be used as a self-contained living accommodation (e.g. a permanent annexe) without planning permission.

Do You Need Building Regulations?

Building Regulations typically don’t apply to garden rooms under 15m² in size that don’t include sleeping accommodation. But if your room is:

  • Over 15m², or
  • Intended for overnight stays, or
  • Built near a boundary line
