Dormer and Roof Light loft conversions

It can feel like there is a lot of different terminology to wade through when you are considering a loft conversion, and unless you are in the trade or have done anything like this before, it’s unlikely you will know much about the different type of building amendments you could make.

It’s best to concentrate on the type of room and budget that you would like to achieve and leave it to the professionals for design, but in the spirit of knowledge is power, here’s some information on the most and least expensive types of conversions available. 

There are five different types, including: roof light/Velux, dormer, hip-to-gable, mansard and L shaped. What works best in your home will depend on the height and shape of your roof, and your house type – whether it’s terraced, semi-detached or detached – and of course your budget and the planning conditions you may need to adhere to.

Dormer loft conversion

A way to add extra floor space and headroom, a dormer loft conversion adds lots of room with versatile space, and has the extra bonus of not needing planning permission (in most cases). Dormer windows or French doors will bring lots of natural light to the converted space, ensuring that while the additional room may be created in the loft, it’s anything but musty and cramped. Dormers can also be coupled with a balcony space, to take opening up your space to a whole new level, and enjoying your indoor and outdoor environments in a whole new way. 

While this is usually the most expensive type of loft conversion, a dormer is a great investment, which can add value to your property, and will suit most types of home. 

Roof light loft conversions 

Because there’s no need to change the pitch or shape of the roof, a roof light loft conversion is on the simpler and cheaper end of the budget scale. As long as you have big enough roof space and head height, this could be perfect – all that is needed is to add skylight windows, and the other elements of a loft conversion such as a fully made floor and the addition of a staircase.

Because this type of loft conversion is less complicated than others, it can also have the benefit of taking less time, with the unlikely need for planning permission. Its simple style lends itself to a simple type of room, and isn’t likely to support a bathroom space.
